We handle clearing, excavation, soil compaction, reinforced footings, rafts, ground beams and the full set of works that take a plot from raw ground to a level, tested, load-ready platform — integrated directly with the precast and modular systems that will be installed on top.

Why Groundworks Decide Your Project

Foundation defects are the most expensive category of construction failure because they are the hardest to reach once a building sits on them. Differential settlement cracks finishes and jams doors. Inadequate compaction produces slab dishing and pavement failure. Poor waterproofing detailing lets moisture into the structure permanently. None of these can be corrected without dismantling what was built above.

Precast and modular construction raises the stakes further. Factory-made components are manufactured to millimetre tolerances and expect to arrive at a foundation set out to the same accuracy. If bearing levels and setting-out are off, panels do not fit, and the programme advantage you paid for evaporates in site rework. Our Site Preparation Services

Site Clearing and Stripping

Removal of vegetation, debris, obstructions, redundant structures and unsuitable topsoil, with material segregated for reuse or licensed disposal. We also establish site access, temporary drainage and setting-out control at this stage, so subsequent work has a reliable reference framework.

Excavation and Earthworks

Bulk and detailed excavation to design levels for foundations, basements, service trenches, tank pits and lift pits, using machinery matched to the ground conditions and site constraints. Excavation support, dewatering and safe battering are planned in advance rather than improvised, because trench collapse remains one of the most serious hazards in construction.

Soil Compaction and Testing

Placement and compaction of fill in controlled layers to specified density, verified by field testing. Compaction is where corners are most often cut and where the consequences take longest to appear — usually as slab cracking and pavement settlement a year after handover. We compact in proper lifts, test the results, and hand you the records.

Levelling and Grading

Formation of accurate finished levels and falls across the site so surface water drains where it is supposed to. Correct grading prevents ponding against structures, protects pavements and reduces long-term maintenance across the whole development.

Foundation Systems We Construct

Reinforced Concrete Footings

Isolated pad footings, combined footings and strip foundations designed to your structural loads and geotechnical report. Reinforcement is placed to approved drawings with controlled cover, and concrete is placed and cured under QA/QC supervision with laboratory testing of every batch.

Raft Foundations

Continuous reinforced slabs that spread building loads across the full footprint — the right solution where bearing capacity is low, loads are heavy or differential settlement must be minimised. Rafts demand careful reinforcement detailing, pour planning and curing control, particularly in Saudi summer temperatures where thermal cracking is a genuine risk in thick sections. We plan pours accordingly.

Ground Beams and Tie Beams

Reinforced beams that connect footings, distribute loads, resist differential movement and provide bearing for walls and precast elements above. Accurate ground beam construction is fundamental to precast erection, because these are the surfaces your panels and modules will be set on.

Slab-on-Grade and Toppings

Ground-bearing slabs on prepared, tested subgrades, with reinforcement, joint layout and finishing specified to the intended use — from residential floors to heavy-duty industrial slabs.

Specialised Foundations

Foundations for lift pits, swimming pools, water tanks, pergolas, plant equipment, generators and external structures, each designed for its specific loading and waterproofing requirement.

Cast-In-Situ and Masonry Works

Alongside groundworks we deliver the conventional concrete and masonry scope that ties a precast structure together:

  • Tie beams — connecting and stiffening the structural frame.
  • Slab toppings — structural screeds over hollow core and precast floors.
  • Parapets — roof edge construction and detailing.
  • Internal and external blockwork — where masonry remains the appropriate solution.
  • Waterproofing systems — high-resilience membranes for roofs, wet areas, tanks and below-grade structures.

Waterproofing deserves particular emphasis. It is a small percentage of project cost and a very large percentage of post-handover complaints. We specify and install resilient systems with proper detailing at junctions, penetrations and upstands — the locations where failures almost always originate.

Built for Saudi Ground Conditions

Ground across the Kingdom varies enormously — sabkha soils with high salt content and low bearing capacity, expansive clays that swell and shrink with moisture, loose sands requiring careful compaction, and rock needing breaking or blasting. Each demands a different foundation approach, and applying a standard detail to unfamiliar ground is how projects get into trouble.

We work from your geotechnical investigation and design accordingly. Where aggressive ground chemistry is present, we specify sulphate-resisting mixes and appropriate protective systems, because reinforcement corrosion driven by salt-laden soils is the leading cause of premature foundation deterioration in this region. All work complies with the Saudi Building Code and applicable international standards.

Quality Control You Can Audit

Foundation work is largely buried, so documentation is the only lasting evidence that it was done correctly. Our QA/QC department maintains records throughout: laboratory testing of concrete mixes and cube strengths, compaction test results, reinforcement inspection before every pour, dimensional and level surveys, and formal hold points with documented sign-off.

You receive a complete quality file — not simply an assurance that the work was fine. That file matters at handover, at insurance renewal, and on the day anyone asks what is actually under the building.

The Advantage of a Single Contractor

On a typical project, groundworks and superstructure sit with different companies, and the interface between them is where disputes live. Setting-out tolerances, bearing levels, cast-in items and starter bars all become somebody elses responsibility precisely when something does not fit.
